While some areas allow detached ADUs up to 1,200 sq. ft., there is no single statewide standard. Municipalities set their own size limits and setback requirements, which can vary significantly. For example, Miami-Dade County requires a minimum lot size of 7,500 sq. ft. for ADUs, with unit sizes ranging from 400 to 800 sq. ft. In contrast, Hallandale Beach permits ADUs as small as 350 sq. ft., but they cannot exceed 75% of the primary residence’s size. Additionally, setback rules differ depending on location, so it is crucial to verify local ordinances before beginning construction.
Florida does not impose a universal minimum lot size for ADUs, but local governments may have their own restrictions. Cities like Orlando have specific zoning regulations that dictate minimum lot sizes based on residential categories.
